This 4 bedroom white home was built in 1952 by my parents William W. and Georgia Borland Barker. My sister and I grew up in this home during our high school years. 

*Historical Log Home

2 story log home with stone fireplace with heatilator in living room, 2 modern baths and kitchen, walk in closets, new wiring and plumbing, rear addition built in 1982. Log part built in the late 1800’s. Second fireplace in the newer part of house has buck stove insert. Both of these fireplaces were built in 1982 and have proper flues.

This log home was built in the late 1800’s by John Borland from hand hewn logs from the farm. The brick in the fireplace were are from original chimney’s. The stone in one fireplace were removed from the fields in order to farm the land. Some of the brick used in the fireplace came from the original Borland home place across the road where John Borland was born in 1860. 

This property has been in the Borland Family for over 200 years. The property is currently owned by William Borland and wife Teresa J. Barker.

REPRESENTATION:   United Country, Rogers Auctioneers and its agents represent the Seller only.


Individual purchases are to be considered as a single transaction not contingent upon acceptance of any other bids by the Seller.  Auctioneer has the right to sell this property in any form or fashion that is legal and ethical in order to produce the best offer for the Seller.  Statements from the auction podium take precedence over all previous statements either written or oral.  Buyer will receive a General Warranty Deed free and clear of all

liens except recorded easements and rights of way at closing.


It is the responsibility of the buyer to personally inspect the property being sold and to bid accordingly based on his/her judgment.  All inspections which may constitute a condition of sale must be completed prior to auction.    The seller or auctioneer is not responsible for, and has no liability for issues relating to auction property which are discovered or arise after the Auction has taken place.

The successful bidder will be required to sign the purchase agreement with no modification, of which a sample will be made available at the auction.  This is a cash transaction and is not subject to the Buyer obtaining financing or any other contingency.  Seller will not do any work to the property, including but not limited to repairs, cleaning, or otherwise.  Buyer acknowledges that prior to executing this agreement buyer was provided a copy of the agreement and prior to execution reviewed the agreement to buyers’ satisfaction.


Confirmation of the auction bid price will be made by Owner(s) at auction today.  No upset period exists!


Although there is no obligation to bid, all prospective buyers must register in order to bid at the Auction. 

At the end of the auction, the successful buyer will submit his or her non-refundable earnest money deposit in the amount of 10% of the final contract purchase price.  $10,000 must be in the form of a certified or cashiers check made payable to the bidder or Rogers Auctioneers, Inc. .Balance due at closing within 45-60 days after auction. Closing will be conducted by attorney agreed upon by both Buyer & Seller with Buyer paying normal closings costs and survey fees (if needed).  Seller will be responsible for deed preparation and taxes will be pro-rated. 

A 10 Percent (10%) Buyer’s Premium will be added to the highest bid price to determine the final contract purchase price of the property.

Example:  You bid $100,000; your final contract purchase price will be $110,000.

All checks will be written to Rogers Auctioneers, Inc., Trust Account.

Should you raise your hand to bid you have acknowledged a contract.  If closing does not take place within the 60 day allotted time, the auctioneer, in addition to all other remedies allowed by law, may retain all monies received as deposit or otherwise, as liquidated damages.  Property not paid for within the time specified herein may be resold at public or private sale without further notice; and deficiency, together with all expenses and charges of resale, will be charged to the defaulting buyer.
